  1. Can I park an RV on this land?
  • If the land is R1 or R2 you can park an RV on the land once you have an approved structure on the property. Always check with the county for the exact specific rules and terms of enforcement.
  1. What’s the difference between a lot zoned R1 versus R2 vsersus AG?
  • R2 allows mobile homes. R1 does not.
  • AG stands for Agricultulral. These lots have less restrictions on what you can build and you can use the lot for farming type activities (raising animals, growing crops, etc.). We love these lots and so do our clients.
  1. Can I put a container home on this property?
  • Typically, if the property is zoned R2 or AG then yes. Always check with the county for the exact specific rules and terms of enforcement.
  1. What if I am international buyer. Can I buy land in the United States with you?
  • Yes. The process is the same.
  1. Is the land cleared?
  • We sell the land as is. In almost all cases it is raw vacant land that has not been built on. We do not clear land before we sell it.
  1. When can I build on the property?
  • Once the property is paid off and the land is deeded to you, you may do what you please on the property.
  1. How long does the process take?
  • Owner Financing agreements are usually completed in 24 hours. Once you pay off the land within the terms of your finance agreement, the land will be deeded to you. You will own it free and clear.
  • Full cash purchases complete 3 - 5 days after funds are delivered and settled.
  1. What if I want to pay off the property early? Is there a prepayment penalty?
  • We encourage you to pay off the land early. There is no prepayment penalty.
  1. Why don’t you charge interest on the loan?
  • We prefer 0% interest financing. It is simplier. We like simple. It works better for us and you.
  1. What if I change my mind?
  • Ask about our 90 day money back gaurantee. If you change change your mind within 90 days, we will provide a refund minus fees. We work to remove the risk and confusion from buying land so you can invest confidently in land under the American sunshine.
  1. Is there water and sewer on the land?
  • We sell the land as is. In almost all cases it is raw vacant land that has not been built on. You typically will need to install a well and a septic system if you intend to build and have water service.
  1. What is the difference between a Mobile Home and an RV?
  • An RV has wheels and a motor typically. A mobile home is a manufactured home.
  1. What fees do you collect for the transaction?
  • Owner Finacning - We collect a one time Documentation Fee (usually $259). We collect a montly Loan Service Fee ($10). We collect montly estimated taxes (see property listing). When there is an HOA, we collect monthly HOA Fees (see property listing). That’s it.
  • Cash Purchase - We collect a one time Documentation Fee (usually $259). Yes… that’s it.
  • When you pay through GeekPay with a Credit Card or Debit Card we add a 3% transaction fee (passed on from the payment processor).
